Fire Door Compliance

Fire doors save lives, and are essential to building safety and keeping people safe in the event of a fire.  Compliant fire doors can stop fires spreading through the building,  leading to less property damage and importantly give people more time for escape or rescue. 
The Fire Safety (England) Regulations 2022 came into force in January 2023 and legally require responsible persons for all multi-occupied residential buildings with storeys over 11 meters in height to undertake quarterly checks on all fire doors (including self-closing devices) in the common parts, and undertake annual checks on all flat entrance doors that lead to the building's common parts. 
Our Dip FD and RICS Chartered Surveyors are members of the Institute of Fire Safety Managers, and both qualified and experienced in completing fire door compliance checks, equipping building owners and managers with everything they need to achieve and maintain compliance.

    Fire doors compliance checks, Managing Agent on behalf of Residential Landlord, Harrow

    This 5-storey building in Harrow has 17 fire doors in the communal areas, and 40 flat entrance doors. As part of the responsible person’s legal requirements under the Fire Safety Regulations 2022, we were enlisted by the managing agent to inspect these doors. One of our RICS Chartered Surveyors attended and successfully completed all checks, submitting photographic evidence with 9 photos per door for complete assurance. We exercised flexibility in our appointment bookings and were able to achieve 95% access in the first visit, and 100% with follow up visits. The managing agent aided access for one property that was void, and said ‘we’ve had compliance checks before, but nothing this thorough’.
